Drywall project cost

Drywall Cost Calculator: Cost per Sq Ft & Installation

Estimate drywall material and installation cost from measured wall or ceiling area. Use the rates that match the board, installer and project scope you are actually pricing.

Estimate project cost

Use rates from your supplier, installer or quote. ProjectCalcWorks does not insert a hidden national price assumption.

Price drywall from installed area and a separate material allowance

Drywall project cost starts with the wall or ceiling area being covered, but board type, sheet size, finishing level, ceiling work, access and removal can change the installation scope. Keep the square-foot material and labor rates tied to the same project basis.

Enter measured net installed area in the drywall cost form, not a previously waste-adjusted purchase area. The extra percentage applies once to materials only; labor is priced on measured installed area. Keep delivery and repairs separately only if they are not included in your quote.

How this drywall cost estimate works

Enter the measured net wall or ceiling surface area in square feet, before any waste allowance, then enter the material price per square foot, optional labor price per installed square foot and fixed extras. The additional-material percentage is applied once only to the material quantity; labor is priced on the measured installed area.

total = adjusted material area × material rate + project area × labor rate + fixed extras

If you still need the measured wall or ceiling area, start with the Drywall Calculator and use its net-area result here. Do not feed its already waste-adjusted purchase area into this form and then add the same waste again.

Drywall cost per square foot

The calculator reports a blended project cost per square foot from the values you enter. This is useful when comparing two quotes on the same measured area, but it is not a national price table.

Keep the scope consistent when comparing rates. Board type, thickness, finish level, ceiling work, access, demolition, framing repair, insulation, texture and painting can change what is included in a contractor's price.

If drywall is priced per sheet

Convert a sheet price to a material rate per square foot using the face area of the exact sheet:

material $/sq ft = sheet price ÷ sheet area

A 4 × 8 sheet has 32 square feet of face area, a 4 × 10 sheet has 40 square feet and a 4 × 12 sheet has 48 square feet. Use the sheet size and price you actually plan to buy rather than assuming one universal material rate.

What to keep in fixed extras

Use fixed extras for scope that does not fit cleanly into one square-foot rate, such as disposal, delivery, mobilization, difficult access or separately quoted repair work. If a contractor already includes those items in the installed rate, do not add them again.

Drywall cost calculator questions

Should I use measured area or purchase area?

Enter measured net installation area when using both material and labor rates. The waste field only increases the material allowance, not billed installation area. If you already have a complete supplier quote that includes waste, do not add another waste percentage; instead enter the quoted materials as a separate project allowance where appropriate.

Does this choose drywall thickness or board type?

No. Board type, thickness, fire rating, moisture resistance and wall or ceiling assembly requirements are separate project decisions.

Does the result include finishing and painting?

Only when you deliberately include those costs in the labor rate or fixed extras. For paint quantity, continue to the Paint Calculator.

Worked example: material extra is not extra labor area

For an illustrative 500 sq ft of net drywall surface, suppose the project uses a 10% material allowance. The adjusted material quantity becomes 550 sq ft, but the measured installation surface remains 500 sq ft. At a hypothetical material rate of $0.50 per sq ft and labor rate of $1.50 per installed sq ft, materials are $275 and labor is $750. Adding $100 of separately quoted disposal or delivery creates a project budget of $1,125.

Those are arithmetic demonstration prices, not local market rates. If the quoted material price already incorporates sheets and offcuts, do not apply waste again. If the installation contractor bills additional handling or work based on purchased sheets rather than installed area, use the contractor's actual scope and price in a clearly separate allowance instead of silently inflating floor or wall dimensions.
